Do's

• Consult your Solicitor and agree fees in relation to the transaction.
• Ensure that boundaries and title are in order and that planning permission has issued in relation to your property as difficulties in any of these areas are likely to hinder a sale.
• Let the Auctioneer do his/her job - by all means talk to viewers and discuss the advantages of the house and mention any nice features but do not over do it. Viewers should be given plenty of time to view over a house uninterrupted and allowed to come back and ask questions.

Do's - Small Things

• Mow the lawn
• Replace broken light bulbs
• Air the house
• Fill in any cracks/holes in the walls
• Clean - especially kitchen and bathroom
• Fresh flowers are nice
• Polish brasses
• Keep paint work clean
• Turn on heating if cold, open windows if warm
• Turn off the TV or radio
• Lock up pets

Don'ts

• Do not leave out washing
• Do not let children interfere - some people find it upsetting
• Do not worry about every detail; people understand houses have to be lived in.
